Corporate and Joint Corporate Contracts
JKK Tokyo properties can be used for corporate housing.
When applying for corporate housing, there are two types of contracts, namely, Corporate Contract and Joint Corporate Contract. The contract will differ depending on whether you have selected Tokyoite or General housing.

Corporate Contract
This is a two-party lease agreement between JKK Tokyo and a company.

Applicant (Company) Qualifications
Only applicants (companies) that satisfy all conditions below are eligible.

・The applicant, company staff, tenant, or the household members/roommates of the tenant must not be affiliated in the prevention of unlawful conduct by gangster groups as articulated in Article 2 Clause 2, nor be a gang member themselves as addressed in Clause 6 of the same Article ・The applicant, company staff, tenant, or the household members/roommates of the tenant must not hold the purpose of benefiting oneself or any third party through illegal profits, moreover, intently harming any third party, or utilizing a gangster group/member for any of the unlawful conducts previously mentioned. |

* A ‘Listed Company’ refers to any articulated in the list below, or a subsidiary business that receives 100% of its funds from these parent companies.

Precautions Regarding the Corporate Contract
・After thorough evaluations, background checks and screenings, it is possible that the applicant is disapproved
・Contracts cannot be signed with tenants who are not employees of the respective company. (However, corporate housing agencies can be assigned as delegates for performing administrative tasks, etc.)
・The company already signed onto the corporate contract cannot be changed to another corporation, organization, etc.
・After the corporate contract has been signed with the name of the company, it cannot be later changed to that of the employee (tenant)
・Parking costs are not covered by the corporate contract (except for when the contract is signed under the employee’s name).
Joint Corporate Contract
This is a three-party contract signed between JKK Tokyo and the employee (tenant) plus their employer.

Employee (Tenant) and Employer (Company) Qualifications
The employee (tenant) and employer (company) must satisfy all conditions below to be considered eligible.

・The tenant must have family members or relatives with whom they will live. It is essential that there are more than two members in the household. If the tenant’s eligible property is a General housing type, single tenants can apply for rooms that are smaller than 3DK within the ward and 3LDK within the city. * A “single tenant” refers to individuals who are moving in alone and do not have a spouse based on their official family registry. This can include those who have never been married, been divorced previously or experienced bereavement. ・Must not be a homeowner. It is required that applicants are not homeowners. If the tenant’s eligible property is a Tokyoite housing type, in addition to the tenant, none of the other household members may be homeowners. ・Must be a legal adult, and be able to prove it with the Certificate of Residence ・Must not be a gang member ・Applicants are required to move in by the date determined by JKK Tokyo ・Encouraged to embody mindful and harmonious co-living The income of the tenant will not be inquired * The tenant will not require a guarantor |

Documents Required from the Applicant (Company)
・Certificate of Employment (JKK designated form)
・Corporate Tax Clearance Certificate for the most recent fiscal year (Part 3) or Corporate Residence Tax Clearance Certificate*
・印Personal Seal Certificate, etc.
* Please prepare documents that confirm the absence of delinquency.
Precautions Regarding the Joint Corporate Contract
・If the tenant decides to leave the room or quit their company, the joint contract will end.
・Even if the tenant quits their company, they may continue the lease as long as they satisfy all resident qualifications and establish a guarantor to replace the responsibilities of the company as articulated in the contract.
・If the company already holds a joint contract or has signed one in the past, and carries some incomplete payments (uncleared money) such as for rent, it is possible that a new joint contract cannot be signed.
・Rent payments can be made directly from the bank accounts of the employee (tenant) or the employer (company), or via payment slips (only for certain financial institutions).
